Which Rooms have a TV and do they come with a licence?
No, the rooms do not come with a TV but if you wish to bring one of your own you are very welcome to. Please remember that a TV Licence will need to be purchased.
What is in my room?
Your room is fully furnished with: WiFi, 3/4 or double bed, wardrobe, study desk and chair, various storage cupboards, fully functional kitchen and en-suite bathroom. You will need to provide your own bedding and crockery and cooking utensils or purchase a bedding or kitchen pack from UniKitOut prior to coming to University.
How do I connect to the internet?

You can connect via Wi-Fi or a Cat 5 patch cable – if you don’t have one, speak with Reception and they’ll be able to help.

Is there a supermarket nearby?
There are a number of supermarkets under a 15 minute walk of One Penryhn Road meaning, you’ll not have far to carry your groceries home! Sainsbury’s is closest at just a five minute walk away with Waitrose and Asda both just a little further away. Alternatively, why not get your groceries delivered right to the door. Many of the local supermarkets will deliver to site for a small charge.
Is there a doctors surgery nearby?
Conveniently there is a Doctors surgery located right on Penryhn Road. Fairhill Medical Practice is just a 3 minute walk away located within the Penrhyn Road campus.
Am I allowed to live with my partner?
Yes, if your partner is a full time student you are allowed to live with them here at One Penryhn Road. There is an additional cost of £25 per week per couple.
Which room types are suitable for double occupancy?
The following rooms are suitable for double occupancy: Deluxe Studio and Deluxe Plus Studio. If you are taking a double occupancy then both of you must be full-time students in a UK educational Institution. Please note there is an additional charge of £25.00 per week for double occupancy of a room.
What are the payment options for international students?
You can choose to pay the full amount, or alternatively you can pay in instalments. For the latter, you will need to provide a UK guarantor or use our guarantor service provided by our friend HousingHand.
Is there somewhere to park when we are unpacking?

There is no parking on site however, there are parking bays available for you to load and unload your belongings during check in weekend and check out weekend.

We understand moving out from family can be daunting! Don’t worry, we are always here to help. We have teamed up with our friends at UniKitOut and are now pleased to offer a range of items including bedding packs, kitchen utensils and much more which can be purchased and delivered directly to your room prior to arriving at site.

Is there always a member of staff available?

Yes. Office staff and the site Caretaker are available Monday-Friday 08:00-16:00. Security staff cover the site outside of these hours Monday-Friday 16:00-08:00, and all weekend.

Is there a curfew?
No. The secure access fob will allow you to enter and leave the accommodation whenever you wish.
Is the One Penrhyn Road safe and secure?
Yes, here at One Penrhyn Road your safety is very important to us, we have 24/7 staff presence; CCTV onsite and a secure door entry system. Each individual room has its own entry fob which can be cancelled immediately should it be misplaced.
How much is the booking fee and what happens to it?
There is an initial booking fee of £300 which we take on booking to secure your room. This is deducted from you overall rent for the year.
How close is my university campus?
One Penrhyn Road is a 3 minute walk to Penrhyn Campus, 5 minutes to Knight Park campus, and a 10 minute bus ride which there is a university bus link that will take you directly to Kingston Hill campus. The Kingston College is located directly across the street.
Do you offer any other services?
There are a number of additional services that we offer through 3rd parties.

HPS: Specialist student cleaning company who offer a variety of different cleaning services, including weekly servicing and end of tenancy cleans.
Pinglocker: Operate a ‘concierge’ service in London, including guest beds, dry cleaning, storage, removals and airport transfers.
Unikitout: Offer a variety of different kitchen and bedding packs for students, along with stationary and cleaning products. Packs can be ordered so it’s ready for when you arrive onsite to check in. Quote HOST17 to receive a 10% discount.
BA Airport Transfers: Book in advance your airport transfers to our London sites.

Do I need a guarantor?

A guarantor will be needed for anyone paying by instalments. The guarantor will need to be a UK resident. For international students wishing to pay by instalments, Housing Hand can act as a guarantor.

Can I smoke in the accommodation?
No. Smoking is not permitted in any area within One Penrhyn Road, including the Studios. You can smoke outside the accommodation in designated areas.
Can I cancel my contract before I move in?

A full refund is accepted within 72 hour of booking, After 72 hours or before the 31st July 2021 students are entitled of a £200.00 refund and we keep £100.00 for admin fees, after 1st August 2021 the advance payment of £300.00 is no longer refundable and students are liable of any rent until the end of their contracts.

If you wish to cancel after the 1st August a replacement student will need to be found to take over your tenancy agreement. You will remain liable for the rent until the end of the tenancy unless a replacement can be found.

Can I book if I am under 18?
Yes, you can book if you are under 18. Please contact reception for further information.
Are there social events organised for residents?
Yes from time to time there will be events organised for the residents to join should they want to.
Are there suitable disabled residents?
Yes, we have a number of rooms available for disabled residents, we would be happy to give you a tour.
Am I allowed to have guests?

Yes of course. Overnight guests are permitted provided the number does not exceed three guests at any one time for a maximum of two nights per week. All overnight guests must be signed in at Reception for safety, security and so that staff know who is on site in the event of an emergency.

How do I cancel a booking?

If you cancel your contract before the contract begins, or you want to cancel and move out early, you will be subject to our cancellation terms and charges
